Why does your company have short-term premiums?

Actually, we consider them off-peak premiums as opposed to short-term premiums. Since we are busiest in August we try to have as many apartments available at that time by encouraging new residents to sign leases until July 31st. We do this by offering the lowest rates for July 31st expirations.
